Vision

Q:   What is your target market?
A:   ’O’oma Beachside Village is designed for Hawai´i’s locals, or kama‘āina, but we welcome all who wish to experience the unique island lifestyle Kona has to offer.

Q:   Will there be public access to the shoreline?
A:   Absolutely.  ‘O‘oma Beachside Village has been designed to complement the shoreline area, which we recognize is a priceless public resource.  Plans include an 18-acre shoreline park, complete with public access and parking, and there will be a shoreline setback of 1100' to 1700'.

Q:   How many units will be offered?
A:   The community is currently proposed to contain between 950-1200 units:
      • 450-560 single-family residences
      • 160-200 multi-family residences
      • 320-400 units in the Mauka mixed-use village
      • 20-40 units in the Makai mixed-use village

Q:   What do you mean by “mixed use village?”
A:   As the term implies, a “mixed-use village” is one that has multiple uses and offerings (residential, office, and retail/commercial) within a village-type environment.

Q:   How much open space is included in the project?
A:   Of the 300-acre site, approximately 100 acres (1/3) will be committed for public use and open space.  This includes an 18-acre shoreline park, 12 acres of community and neighborhood parks, and nearly 60-acres as open space.

Q:   Is this a pedestrian-friendly community?
A:   ‘O‘oma Beachside Village will feature a network of paths and trails to connect residential areas, commercial mixed-use areas, parks and the shoreline.  In addition, the historic Mamalahoa Trail will be preserved and incorporated into the design of ‘O‘oma Beachside Village.

 

Affordable Housing

Q:   Will there be affordable housing units offered at ‘O‘oma Beachside Village?
A:   Affordable housing units will meet or exceed State and County affordable housing requirements.

 

Cultural Resources

Q:   What is being done to protect and preserve cultural and archaeological sites that may be on the property?
A:   ‘O‘oma Beachside Village takes its role as responsible stewards of this land very seriously and will work with the appropriate agencies and the community, including recognized descendants of any Native Hawaiian burials identified within the property, to address issues of concern. ‘O‘oma Beachside Village has completed an updated study of the historic and cultural resources at ‘O‘oma, and will be working closely with the State and the County to identify significant properties requiring protection and preservation within ‘O‘oma Beachside Village.

 

Entitlements

Q:   Where are you in the entitlement process? 
A:   In May 2008, ‘O‘oma Beachside Village filed its Draft Environmental Impact Statement (EIS) with the State Land Use Commission (LUC).  To view an estimated construction timeline, please click here
